Des Moines window questions, answered

The questions people ask most about replacing and repairing windows in the Des Moines area. Short answers here, with links to the longer guides and their sources.

Costs

How much does it cost to replace windows in Des Moines?

We don't know of a published Des Moines-only average, so we use national figures: $450 to $1,200 per window installed, about $800 on average (Fixr, January 2026). A whole single-story house of 10 to 15 windows runs about $8,000 to $12,000, and a two-story house of 15 to 30 windows about $12,000 to $24,000. Older Des Moines houses can add cost for odd sizes and rotted sills, and for lead-safe work.

Is it cheaper to replace all windows at once?

Usually per window, yes. The crew sets up once and the order ships once. Many installers also price by volume. But it is fine to do the worst windows first, such as the north and west sides that take the winter wind, and finish the rest later. Ask for a per-window price on the quote so you can split the job.

Which windows cost the least to replace?

In Fixr's figures, aluminum ($200 to $800) and vinyl ($350 to $800) frames cost the least, and a standard double-hung window ($300 to $1,000) is cheaper than a casement or a bay. Aluminum frames conduct cold, which matters in a Des Moines winter, so most homeowners here choose vinyl or fiberglass.

Is there still a tax credit for new windows?

The federal Energy Efficient Home Improvement Credit (30% of the cost of qualifying windows, up to $600 a year) applied to improvements made through December 31, 2025. Windows installed in 2026 do not qualify. Check with your utility and your tax preparer for anything current; we don't track utility rebates.

Repair or replace

How do I know if my windows need replacing?

Fog between the panes means a failed seal. Drafts you can feel with the window locked are another sign. So is ice on the inside of the glass every cold snap. Look for rot in wood sills and for sashes that will not stay up or lock, and check for cracked frames. One or two of those on one window is a repair question. All of them on most windows is a replacement question.

Can you replace just the glass in a window?

Often, yes. A fogged or cracked insulated glass unit can usually be replaced without replacing the frame. Fixr puts double-pane glass repair at $200 to $400 for a double-pane window and thermal seal repair at $75 to $250. If the frame is soft or warped, or the sash no longer seals, new glass will not fix the draft.

Is it worth repairing old wood windows?

It can be, especially on a house in a historic district or one with original old-growth wood sashes. Sash cords and balances are fixable, and so is weatherstripping, at $75 to $500 for cords and balances (Fixr). Adding storm windows over repaired sashes is a common approach in older Des Moines neighborhoods. Replacement makes more sense when the sashes are rotted through or the frames are out of square.

Why is there ice on the inside of my windows?

Warm, moist indoor air hits glass colder than its dew point and frosts. Des Moines averages 10.4 nights a year below 0 degrees (NOAA normals), so it happens here every winter. Lowering indoor humidity and running bath and kitchen fans helps. Frost every cold night on single-pane or failed double-pane glass is a sign the window is not insulating.

Choosing an installer

Who is the best window company in Des Moines?

We don't rank companies. Check the things that matter for any of them. Start with a current Iowa contractor registration and liability insurance. If your house was built before 1978, ask for lead-safe firm certification. Get a written quote that names the window line and the installation method, and expect the three-day cancellation notice if you sign at home.

Do window installers need a license in Iowa?

Iowa does not issue a general contractor license. Instead, Iowa Code Chapter 91C requires anyone who earns at least $2,000 a year from construction work to register with DIAL, the state licensing department. It is a registration, not an exam-based license, so a registration number tells you the company is on file with the state, not that it passed a test. You can look up any contractor's registration on the Iowa Labor Portal public search at laborportal.iwd.iowa.gov.

Can I cancel a window contract I signed at my kitchen table?

You may cancel a door-to-door sale without penalty within three business days of the transaction (Iowa Code 555A.3). Business days do not count weekends or public holidays. The seller must give you two copies of a Notice of Cancellation with the contract, fill in the date you can cancel by, and tell you out loud about your right to cancel (Iowa Code 555A.4). After a valid cancellation, the seller must return your payments within ten business days (Iowa Code 555A.4).

What should a window quote include?

At minimum, the brand and product line and the frame material. It should describe the glass package and give the U-factor from the NFRC label. It should say insert or full-frame for each window and how rotted wood is priced. Trim and capping should be listed, along with disposal and any permit. For a pre-1978 home it should cover lead-safe practices, and it should spell out both warranties: the manufacturer's and the installer's.

Rules and permits

Do I need a permit to replace windows in Des Moines?

The City of Des Moines' permit exemption policy (effective July 1, 2023) lets window replacement skip a building permit only when the rough opening keeps its size and the finished egress opening is not reduced. The window also must not be one the code requires for smoke control, fire separation distance or safety glazing. Cutting a new or larger opening, such as a basement egress window, changes the rough opening, so it falls outside that exemption and needs a permit.

Can I replace windows in a historic district?

Des Moines has three local historic districts: Sherman Hill, plus Owl's Head and River Bend. Before any exterior alteration there, the Historic Preservation Commission must issue a Certificate of Appropriateness. That review can decide what replacement windows are made of and how big they are, so ask before you order.

My house was built before 1978. Does that change anything?

Iowa's lead-safe renovation rules cover target housing, meaning housing built before 1978, plus pre-1978 child-occupied buildings such as daycares. In Iowa, a company that does renovation in that housing must be certified as a lead-safe renovator firm, and at least one certified lead-safe renovator must be assigned to each job. DIAL runs the program. About 43% of homes in the 24 metro ZIP codes we cover were built before 1980 (Census ACS 2020-2024).

What size does a basement egress window need to be?

Egress windows generally need a net clear opening of at least 5.7 square feet (5 square feet for an opening below ground), at least 24 inches of clear height and 20 inches of clear width, and a sill no more than 44 inches above the floor. Bedrooms in a finished basement need one. Cutting the opening needs a permit.

Energy and glass

What U-factor should I look for in Iowa?

Under ENERGY STAR Version 7.0, which took effect in October 2023, windows in the Northern climate zone, which includes Iowa, need a U-factor of 0.22 or lower and an SHGC of at least 0.17, with equivalent performance options allowed. U-factor measures the rate of heat transfer and tells you how well the window insulates. Lower is better.

Are triple-pane windows worth it in Des Moines?

They insulate better and cost more: Fixr lists triple-pane windows at $1,000 to $4,000 against $450 to $2,000 for double-pane. With about 6,178 heating degree days a year at the airport (NOAA normals), Des Moines is cold enough that triple pane can make sense on north and west walls and big glass areas. Compare the U-factor on the NFRC label rather than the pane count alone.

Does hail break windows?

Large hail can crack glass and split vinyl trim. It shreds screens too. NOAA logged hail of 1 inch or larger in Polk County on 92 days from 1996 to 2025, and stones as big as 3.25 inches. Storm damage to windows is often covered by homeowners insurance; check your policy and deductible.
